I toured this community the moment the models opened, and I walked through three core floor plans plus a bonus concept home that is not even officially released yet. Where Is Pasadena Ridge Located?
Pasadena Ridge is located near the intersection of Handcart Road and Keifer Road, on the east side of Handcart Road. It sits just south of the Pasco County transfer station and south of Prospect Road.
This location puts you in a sweet spot.

- Easy access to State Road 52 and I-75
- Back-road routes to Wiregrass Mall
- Quick access to Mirada, including the Market at Mirada
- Close proximity to Publix, Home Depot, and daily essentials
- About a 10 to 15 minute drive to historic downtown Dade City
- Roughly 35 to 45 minutes to downtown Tampa, depending on traffic
- Close proximity to Saint Leo University
This area touches Wesley Chapel, San Antonio, Dade City, and Mirada, which is exactly why it works for so many buyers.
Community Overview and Pricing Snapshot
Pasadena Ridge will offer nine total floor plans, with homes ranging from approximately 1,600 square feet to nearly 3,200 square feet.
At the time of my tour:
- Pricing ranged roughly from the mid $300,000s to around $500,000
- The best pricing and incentives are available right now
- Builder incentives included significant closing cost credits and interest rate buy-downs, especially when using the preferred lender
- Many homes are considered quick move-in, pending county approval for occupancy
Pricing will change. Incentives will change. What does not change is that early buyers typically get the best deals.

HOA, CDD, and Club Amenities
Here is the straightforward breakdown.
- HOA fee: approximately $70 per month
- CDD fee: roughly $1,672 to $2,612 per year, depending on lot size
- Typically escrowed into your monthly mortgage payment
- There is a planned community club (monthly fee applies) will include:
- Resort-style pool
- Pickleball courts
- Dog parks
- Fitness center
The club is projected to open late 2026 or early 2027, and you will not pay club fees until it opens.
The Bonus: Cocktail Series Homes
