Pasadena Woods in Wesley Chapel FL: First Tour and Community Overview (West Bay Homes)

Every time I turn around, there is another community popping up in East Pasco County. Today I am taking you to Pasadena Woods, a new construction community in Wesley Chapel FL that is just south of San Antonio Florida and a short drive from Dade City.

Pasadena Woods is located on the north side of Keifer Road, between Curley Road and Handcart Road. It has a Wesley Chapel address, but it feels like the “north end of Wesley Chapel,” close to San Antonio and not far from St. Leo University.

In this first visit, I was able to tour one model home and get a feel for what this neighborhood is going to become. A second model was not open that day, so I came back later for Part 2.

What Pasadena Woods feels like right now

This community is still in the early stage of construction. There were two model homes on site, and most of the surrounding homesites were still being prepped. That is important because early phases usually mean buyers have more choices in lot location and timing.

The drive into Pasadena Woods felt surprisingly peaceful. You have extra-wide sidewalks and a bike path, and even with construction happening, the area has a quiet vibe that many buyers are looking for.

Builder and home style

The models I toured are built by West Bay Homes. These are semi-custom homes, meaning you choose from their floor plans and then make design selections and certain adjustments within their guidelines. You are not designing from scratch, but you do have more flexibility than you get in many production communities.

Pasadena Woods offers 16 different floor plans, which is wild in a good way. It means there is usually a layout that fits what you need, whether you want a big bonus room, a primary suite downstairs, or extra bedrooms for guests.

Model Tour: The Madeira III

The first model I toured was the Madeira III:

  • 5 bedrooms
  • 4.5 bathrooms
  • 3-car garage
  • About 4,240 square feet

Right when you walk in, the ceilings and the two-story foyer make a statement. This is the kind of home that feels “grand” without being weird or awkward.

The front of the home included an office space that could potentially be modified depending on what the builder allows. Past that, there is a formal dining area and then the kitchen, which was a total showpiece in the model. The finishes in model homes are professionally designed, so you can use them for inspiration, but upgrades are always something to budget for.

A few highlights from this model:

  • Big open kitchen with custom-look finishes
  • Pantry finished with custom shelving
  • Outdoor living area showcased with upgrades
  • Pool shown in the model as an option (not standard)

Design center and upgrades

With West Bay, the “base” home is solid, but most buyers will want to personalize things through the design center. Flooring, countertops, backsplash, fixtures, and other options can add up quickly. It is an experience, and it can be fun, but it is still math.

HOA and CDD fees in Pasadena Woods

Pasadena Woods has both HOA and CDD fees.

  • HOA: $230 per quarter
  • CDD: depends on lot size, typically about $3,700 to $4,300+ per year
    CDD fees show up on your annual property tax bill.

Future amenities and timeline

Pasadena Woods is planned to have an amenity center that includes:

  • Resort-style pool
  • Pickleball courts
  • Large and small dog parks
  • Playground
  • Walking trails
  • Activities coordinator (community events)

The estimate I was given was end of 2026 into early 2027 for completion.

Build time and pricing range

Estimated build time is about 6 to 7 months. There may be a few quick move-in homes, but those usually limit your ability to pick finishes.

Homes in Pasadena Woods currently start around the $600,000 range, and can go up into the millions depending on the home, lot, and upgrades.
