The Perry Homes model isn’t even open yet, so let’s answer some of the biggest questions buyers may have about Perry Homes at Hillcrest.
🏡 WHAT IS HILLCREST IN SAN ANTONIO, FLORIDA?
Hillcrest is a new master-planned community in San Antonio in Pasco County, Florida. The community offers new construction from Perry Homes, Dream Finders Homes, Lennar and Taylor Morrison.
Its location near State Road 52 and I-75 gives residents convenient access to Wesley Chapel and the Greater Tampa Bay area while offering an alternative to some of the more congested areas closer to Tampa.
💰 HOW MUCH DO PERRY HOMES AT HILLCREST COST?
At the time this video was recorded, base pricing for the 50-foot collection starts in the low $600s, while the 60-foot collection starts in the upper $600s.
The 50-foot collection currently extends to approximately the low $700s, while the larger 60-foot plans can reach into the low $800s before homesite premiums, structural options, design selections and other upgrades.

✨ IS PERRY HOMES A LUXURY OR SEMI-CUSTOM BUILDER?
Perry Homes offers a higher-end, semi-custom building experience that gives buyers more opportunities to personalize their home than they may find with a traditional production builder.
The homes feature high ceilings, plentiful windows, lots of natural light, modern layouts and a dedicated design-center experience.
🔥 DOES HILLCREST HAVE NATURAL GAS?
Yes. Hillcrest is a natural gas community.
Perry’s current included features include a gas tankless water heater, gas cooktop and a gas line already run to the lanai, which can be especially useful if you eventually want an outdoor grill or kitchen.
🛡️ WHAT KIND OF WARRANTY DOES PERRY HOMES OFFER?
Perry Homes currently offers a two-year workmanship warranty and a ten-year structural limited warranty.
🏊 WHAT AMENITIES ARE PLANNED AT HILLCREST?
Hillcrest is planned to include a clubhouse, resort-style swimming pool, pickleball courts, playground, parks and green spaces, covered gathering areas and resident activities.
This is a more traditional upscale neighborhood amenity package rather than something on the scale of the nearby Mirada Lagoon.
💵 WHAT ARE THE HOA AND CDD FEES AT HILLCREST?
At the time this video was recorded, the Perry 50-foot collection has an HOA of approximately $550 per year and a CDD assessment a little over $3,300 per year.
The Perry 60-foot collection has an HOA of approximately $670 per year and a CDD assessment under $4,000 per year.
HOA and CDD amounts can change and should always be verified for the specific property you’re considering.
📍 WHY ARE BUYERS CONSIDERING SAN ANTONIO, FLORIDA?
For buyers who want access to Wesley Chapel and Tampa but don’t necessarily want to live in the middle of the congestion, San Antonio is worth exploring.
Pasco County can offer buyers a lot of home for their money, and Hillcrest combines new construction, modern floor plans, natural gas, community amenities and access to I-75.
